How it Works

Stake is a real estate company that specializes in helping renters find apartments for lease. We are paid a referral fee when our member leases their new apartment and lists "Stake" as their apartment locating service. Stake uses a portion of that fee to provide every renter Cash Back.

How Many Students are Allowed per Off-Campus Apartment?

The state of Texas allows an occupancy limit of 3 adults per bedroom. Use the table below to determine the number of students that can live in eachoff-campus apartment.

How can Stake help me find an off-campus apartment?

Stake is a free apartment finding service for renters in the Arlington area. It's free to you because apartment communities pay us when you sign a lease. The University of Texas at Arlington partnered with us to connect UTA students with off-campus housing..

How do I start my search?

Complete the short form at the top of this page. You can also call, text, or email us using the contact info at the top of the page. One of our apartment experts will reach out within hours.

Do I lease the apartment directly from Stake?

No. Stake does not own or manage any apartments. Every off-campus apartment near UTA is independently owned and managed. When you find a place you like, you'll apply directly with that property. We maintain a full list of available apartments and can guide you through the process.

Can you guarantee an apartment that matches my preferences?

No. We don't own or operate apartments near UTA, but we have relationships with nearly every off-campus community near campus. If something available matches your preferences, we'll find it and send it to you. These apartments lease quickly, so we can't guarantee availability for every student.

Can I lease any apartment I want?

Yes. You can lease at any off-campus apartment regardless of whether you found it through Stake. That said, we encourage you to speak with one of our agents first. We know what's available near campus, where UTA bus stops are located, and other details that make your search easier. What does my rent include?

Every property is different. Some include all utilities such as cable, internet, water, trash, and electricity. Others do not. We can help you find the property that best fits your needs.

What amenities do properties offer?

Amenities vary by property. We can help you narrow your search based on what matters most, whether that's parking, a fitness center, or something else.

Finding an Apartment with Stake

What information do I need to start my search?

We'll need your name, contact information, and apartment preferences, including the maximum monthly rent you can pay. We'll use this to send you a matched list of available apartments. The property you choose will require additional information during the application process.

What will my Stake agent do with my information?

Your agent will identify communities near campus that match your needs. Once your list is ready, they'll email it to you and call to walk through which option is the best fit.

How will you share apartment information with me?

By phone or email, whichever you prefer.

How do I communicate with my Stake agent?

By phone, text, or email. Your call.

Are there apartments within walking distance of campus?

We don't own or operate the apartments near UTA, so we can't guarantee walking distance. We can filter your search for properties close to campus or near UTA bus stops.

Applying for an Apartment

What do I need to lease an apartment?

You'll need to complete a rental application directly with the property. Every community has a different application. You'll need a photo ID (such as a passport) and some properties may ask for UTA enrollment documentation. An application fee is also required.

How much money do I need upfront?

Application fees typically run between $35 and $50 per roommate. To reserve your apartment, you'll also need to pay a deposit. Some properties require an administration fee as well. These fees generally range from $300 to $700 depending on the property. When you move in, you'll pay the remainder of your first month's rent. Your Stake agent can walk you through every step

Do you control apartment pricing or screening criteria?

No. Every off-campus apartment near UTA is independently owned and managed. Each property sets its own policies, pricing, and screening criteria. We have no control over those. What we do is maintain a comprehensive database of every off-campus option, updated daily with current pricing, move-in specials, and availability. UTA asked us to share this information with students, and we're here to make the process easier.

Roommate Information

Can I share my apartment with roommates?

Yes. Each roommate will need to complete a separate rental application and pay a separate application fee. Stake does not provide a roommate matching service. We encourage you to reach out to your university student society for help finding a suitable roommate,?

Can Stake or UTA help me find a roommate?

No. Neither Stake nor UTA currently assist with roommate matching. Finding a roommate is a personal process. Your university student society may be a good resource.

What if I want a roommate but don't have one yet?

You have two options. You can start by leasing a one-bedroom apartment you can afford on your own and add a roommate later. Or, if you'd prefer to wait, let your Stake agent know and we'll pause your search. Your agent will check in periodically to see how your roommate search is going.

Cash Back Check Information

How does Stake's Cash Back check offer work?

When you sign a lease through Stake, the property pays us a referral fee. We use part of that fee to send you a Cash Back check as a thank-you for leasing through us.

What do I need to do to receive my check?

When you sign your lease paperwork, make sure to list Stake as the service that referred you. This is required for your check to be issued.

Do I receive a check at any apartment I lease?

No. You must lease at an apartment provided to you by your Stake agent. There are a small number of properties where a check cannot be offered.

Are there apartments where no check is offered?

Yes. If you lease at a property not provided by Stake, we may not be able to issue a check.

When will I receive my check?

Checks are typically issued within 2 to 5 months of your move-in date. Timing depends on when your property processes its invoice with Stake.
